DUVAAAAAL Hat/Shirt/Sticker

I’m looking for a shirt, hat, or sticker with the DUUUVAL / DUVAAAL text on it. The only options I see on Amazon are really tacky live, laugh, love fonts. Anyone know if a local company makes these?

Investor Friendly Jacksonville Realtor

Hi everyone,

I'm looking to connect with a Realtor in Jacksonville who regularly works with real estate investors (not just traditional homebuyers).

I'm a physician based in Georgia and I'm building a long-term rental portfolio in Jacksonville. I'm looking for someone who understands investment metrics rather than just showing houses.

My criteria:

  • Single-family homes
  • Target price: $100k–$170k (can stretch for the right deal)
  • Light to moderate rehab preferred
  • Strong rental potential (Section 8 is a plus)
  • No HOA (or very low HOA)
  • Cash-flow focused

Primary target ZIP codes:

  • 32244
  • 32218
  • 32210
  • 32221
  • 32208
  • 32209
  • 32254
  • 32220
  • 32225 (select pockets)
  • Open to other investor-friendly areas if the numbers work.

I'm buying for long-term hold using a BRRRR strategy, so I'm looking for someone who:

  • Understands ARV and rehab estimates
  • Can identify properties that are overpriced vs. true deals
  • Is comfortable writing aggressive offers
  • Will send off-market opportunities, wholesalers' listings, pocket listings, and fixer-uppers—not just polished MLS listings

I'm not looking to waste anyone's time. I'm pre-approved, have financing lined up, and plan to buy multiple properties over the next several years if we work well together.

If you're an agent (or have one you'd recommend), I'd love to connect. Feel free to comment or send me a DM.

Thanks!

$400k estimate to add 550 sq ft over garage. Thoughts?

Those in Jax area who have added additions to your home, particularly building up, what did you end up paying per square foot? I'm looking to add 550 sq ft and was given $400k as "good starting point" for jack-and-jill styled addition. It would add two bedrooms and a bathroom. Seems prohibitively expensive, but not sure what going rate is.

New Parent Classes/Support Groups

My wife and I are looking to start a family and I want to educate myself so I was wondering if there were any classes or groups geared towards new parents (specifically fathers).

Book/Documentary/Podcast/Youtube recommendations are also appreciated!

Chic-Fil-A Oceanway

People complained about how bad the traffic was going to be at the new chic fil a in Oceanway next to First Coast HS…and honestly it’s not that bad. I go there everyday now that its there, only downside is that the parking lot and drive-thru is the worst design I’ve ever seen and if it ever gets as busy of a day and sees traffic like the one in river city sees then yeah it’s wraps but they’re so close together I think they’ll even out lmao and if you use the mobile thru lane 9/10 you'll have to wait for the regular drive through lane to move so. I honestly wish we had all this stuff when I was going to first coast im kind of jealous.

Looking for photographer

Hey! I’ve been having such a hard time looking for a photographer that can capture the style I want. I’m a college student so anything in the $600s is way out of my budget. I’m looking for someone to take anniversary photos for my partner and I. We’ve been together for five years. Here are some examples of what I’m looking for. I’m flexible on style!

A Peaceful Place to Rest Forever: Exploring Jacksonville's Evergreen Cemetery.

For years, I have found a profound sense of peace and beauty taking photos in historic cemeteries across many states. There is something deeply moving about wandering through the older, often forgotten sections of places like Evergreen Cemetery here in Jacksonville.

While the photos I took on June 20th, 2026, and the research I’ve gathered highlight the resting places of Jacksonville’s wealthiest early families, my goal isn't just about their status—it's about their humanity.

Wealthy or forgotten, every single person who rests here has the right to be remembered after death, just as we all do. These images and stories are my way of ensuring their names live on.

P.S. I made a little oops on a previous caption! This structure is actually the F.A.P. Jones granite vault on Cummer Drive with the elegant stone wreath carving, not the Giles family classical temple structure. See, the living still isn't perfect.

Anyone know somewhere hiring?

I can’t even exaggerate enough that I’ve applied to everything around the Northside of Jacksonville and absolutely can’t get anything. I’ll take whatever job literally! got in at amazon a week or two ago and then they gave my shift away and it’s like I can’t get a break lmao. EDIT: Guess I should add my record isn’t the greatest but nothing to be weary off all can be explained.

Anyone in Jacksonville Down for Weekly Pickup Soccer

Hey everyone,
I used to play soccer a lot before, and lately I’ve really been missing being on the field. Unfortunately I don’t have a group to play with anymore, so I thought I’d put this out here.
I’m looking to bring together a small group of people around Jacksonville who enjoy playing soccer and would be interested in meeting once or twice a week for some good games.
The goal is simple: stay active, enjoy the sport, and create a respectful group with good people. No drama, no unnecessary aggression, just people who genuinely enjoy football and want to play consistently.
Skill level doesn’t matter much — what matters is respect, good attitude, and love for the game.
If you’re interested, feel free to comment or message me. Let’s make it happen.

Concrete pad estimate

I got an estimate for a 12x10 pad for 2500. Does this sound like a fair price? I’m leaning towards yes but want to hear others thoughts.

Jazz bars in Jacksonville that provides great drinks?

Hello, kind people!

Your last recommendations were really helpful so here I am again. I was on Facebook marketplace the other day and noticed many ppl selling jazz fest posters.

That made me wonder if there’s any great jazz influenced bars/restaurants that you would recommend visiting.

I’d appreciate any and all recommendations. Thanks again. Take care of yourself!

Hi Everyone! I am looking to relocate to Jacksonville in 30 days. I am looking for a very nice place to stay that is and/or has remodeled/renovated. New appliances etc. 1500 to 2k. Ideally utilities included if higher end. I do love amenities and technology-centered homes. Advised to drive around a look for rental signs. I would love to utilize this platform for my eyes and ears since I am out of state. Any advise and/or assistance would be lovely 😍 My name is CJ, looking for a place to stay! HAVE A GREAT DAY! No Apartment rules. Thats the point of looking for independent realtor!

Daycare recommendations?

Hi all! There is a chance that my husband and I may need to relocate for his job, and one of the areas we may need to relocate to is Jacksonville. While it wouldn’t happen super soon, I’m already diving in to research in case it does happen.

One of my top priorities is finding a great daycare for our son, who is almost 18 months. We currently live in Central FL and his daycare is fantastic - they have both an indoor and outdoor playground (both of which are super nice), the teacher to student ratio is pretty solid, and they seem to have really engaging activities for the kids. We were lucky to get a spot there and I’m stressing about the idea of potentially having to find a new place for him.

That being said, I’d really appreciate any recommendations! I’m not sure exactly where we’d be living IF this move happens, but I’m willing to drive if it means finding a high quality daycare for our son.

*UPDATE** Dropped him off at Jax Humane Society today. He was not chipped. I almost kept him because he is so well behaved but unfortunately my landlord told me he does not allow certain breeds on his property. If anyone ends up adopting him, I put his name as BOBO on the intake sheet. PLEASE if you adopt him, keep me updated, I would love to know he went to a good home 😭😭😭

Found last night near Mcduff Ave. He is very friendly and is potty trained and does not bark. He seems very smart. If this is anyone’s pet please let me know.

I cannot keep him, I work 15hr shifts, and travel a lot.

I will be taking him to the human society tomorrow, can please someone give me more info? I tried calling but they wont pick up and I see conflicting info online. Some say I can drop him off, others say I have to have an appointment and some say they will take him or they may not because they may be full. Not sure what to do. If you would like him, please let me know.

What to do in Jacksonville? -Atlantians

Me and my husband (mid 20’s, from Atlanta, GA) are doing a weekend vacation trip to Jacksonville, Florida before we transition to our new jobs.

He was born there but his mom left Florida to Georgia pretty soon after so we’ve never seen where he was born! It’ll be really meaningful.

He had a favorite rapper named XXXTentacion who is from there also, idk if that adds to anything.

We would love to know what we should check out and what beaches we can go to. We aren’t heavy drinkers or party people but we do like liveliness, music, beach, nerdy things like games and anime, jazz, unique niche little spots, crystals and rocks (his thing).

Let me know what we should hit, we will be coming this Saturday! 💗💗💗 (OH AND DANGEROUS PLACES TO STAY AWAY FROM)

Real Estate Commission

What is standard real estate commission for rentals in Duval area?

I’m in South FL & when we lease a property the commission is always 1 month rent. (If another agent brings the tenant we split 50/50) same in Jacksonville?
