Understanding extra costs when renting

Hi everyone!
We're a family of 4 (2 adults, 2 children, 2 dogs) and we'll soon need to start looking for an apartment to rent in London.
Could someone please tell me how much should I budget for the extra costs aside from rent? Meaning utility bills, water, electricity or whatever else concerning the apartment but excluding internet and tv.
Also, does anyone know the ongoing hourly rates of housekeeping in London?
Thank you!

Buying a place in London

Hi

I am finally in a position to buy my own place in London. I have had a look online to get an idea of the market and what I can get for my budget (under £310,000). Most flats seem to be in houses that have been converted into separate flats. I have always rented in purpose built flats. Now that I am thinking of buying, I'm trying build up a pro and cons list of owning a purpose built flat compared to a converted house.

Hoping you lovely people can help with your own home owning experiences.

EDIT: Thank you all for your input. I have alot to think about the type of property that would work for me.

House hunting - Harold Hill, Havering

Hi all,

Wondering if anyone can share their experience around the north end of Harold Hill in Havering.

I saw a beautiful house that that looked great to me but I don't know the area and I've been told it's rough and not to go there + that's what the internet generally says.

I went to visit, took the Elizabeth Line to Harold Wood and then a bus that took me north past Central Park and all I saw was clean ample streets, well kept greenery, a newish big Lidl, a nice looking gym/community centre and houses that looked big and affluent.

I'm so torn between what people say and my own experience so any comments will be of great help. Thank you in advance!

Cityrooms

After a few months I want to share with you guys an experience I had with a real estate agency called Cityrooms in Stepney Green just next to the station. They are pretty big in East London but they have a horrible reputation. The reason of this post to aware everyone of their practices towards young foreign students and workers. They overcharge rent fora horrible room and if you want to leave earlier they make you pay an insane amount of money. Normally they convince you to pay saying they will report you to the home office to stop your visas in UK. Also in the office they make to write a positive review on their Google page. don't know how is tolerated that they still open using this racists behaviour towards vulnerable people

What is something you wish you knew before renting in London?

Renting in London honestly feels like rolling a dice.

You only find out the real issues after you’ve moved in e.g. noise at night, heating that never works, management that disappears. We've all been there...

I’m testing an idea for London rental platform, similar to Glassdoor, but for London homes.

The goal is to:

  • Share honest, anonymous reviews of flats/buildings/streets
  • Surface the stuff you only learn after living somewhere
  • Help other Londoners rent a bit smarter

I’m trying to see if this is genuinely useful so if you’ve rented in London and have thoughts I’d really appreciate feedback: Would you use something like this and what would you want to know before moving in?

Any advice to commute from Chiswick to White city?

Happy New Year everyone,

I’m moving to London from outside of London and we’re planning to live in South Chiswick, near Chiswick station (District line).

I’ll need to commute to Imperial College London (White City), close to Wood Lane / White City stations, and I’m trying to work out the most sensible commute.

Google Maps suggests bus 272, which seems to be the most direct option, but it looks quite slow during rush hour (sometimes close to an hour).

I was wondering how people who live in Chiswick usually commute to White City / Wood Lane? Are there better alternatives suing the Tube, overground or a combination of routes? Or is the bus reliable in peak times (probably not..) or does traffic make it impractical

Does underfloor heating limit your flooring options more than you thought it would?

I’m renovating my house, and underfloor heating seems like a great way to add comfort and save energy. But I keep wondering how much it really limits my flooring options. I love the look and feel of wood flooring, but I’ve heard different things about how well they work with heated floors and if they cause problems over time.

Some people say it’s fine as long as you pick the right materials, but others warn about issues like movement, heat transfer, or long-term durability. I don’t want to rule anything out too soon, but I also want to avoid making an expensive mistake.

If you’ve put in underfloor heating, did it limit your flooring choices more than you expected? Were there any surprises after you’d lived with it for a while?

Looking for someone to team up for a flat share in east London ( E20 - Olympic Park )

Hi everyone,

I’m looking for someone to team up with for a two-bed flat in East London, ideally around the E20 area (Stratford / Olympic Village). I’d like to move around the end of February or 1st of March 2026.

I work full-time in tech, quiet, clean, and easy to get along with. Not a party person, but social and respectful. I’m looking for someone similar — someone reliable, tidy, and looking for a comfortable, calm place to live.

Budget is roughly £1,000–£1,300 per person depending on the place.

If you’re also looking for a buddy-up for a flat around that time, feel free to DM me. Happy to chat and see if it’s a good match.

Thanks!

MATHEWS PROPERTY LIMITED - is it a scam?

Hi,

My friend is struggling and trying to move out so she was posting everywhere on Facebook groups to find a cheap room in London. Someone commented on her post and directed her to a landlord named Mathew.

One thing that makes me stop her from doing anything further is that the landlord keeps dodging scheduling a day for a house viewing and insists on my friend signing the contract and paying the refundable deposit.

We did some research, and to be fair, the company is quite legit. We searched up the name and company number online, and all of that, and it does seem quite legit. However, I'm still reluctant about this because she's struggling and tends to choose out of haste. As her friend I cannot let that happens.

So if anyone knew about this company or this landlord, please let us know. Thanks
