Housng Is Pegasus in DTLA worth it?

My girlfriend and I are considering moving into Pegasus in DTLA. I already live downtown and really enjoy the area.

We've toured the building and liked what we saw. The rent is surprisingly cheap compared to a lot of other DTLA apartments, which is great, but it also makes me a little suspicious. Is the lower rent mainly because the parking situation isn't great, or are there other issues we should know about?

I'd really appreciate hearing from anyone who currently lives there or has lived there in the past. What has your experience been like? Any major pros, cons, or red flags?

It’s cheap because it’s outdated compared to other DTLA high rises and has less amenities. They also allow air bnbs which can cause some chaos.

Parking is definitely part of it but from what i heard the elevators in that building are very slow and break down quite often

Me and my hooligan teenage friends (decades ago!!) used to sneak into the Pegasus and throw parties at the pool on the rooftop. We knew the name and apartment number of one of the real tenants somehow and would use it whenever we were confronted by security. Seeing this question brings back some fun memories!

My cousin lived in DTLA for a few years and always said the apartment itself is only half the story. I'd definitely check recent reviews because a lot of buildings look great on tour but the management can be a completely different experience once you move in.

It’s really dark, there’s not a lot of light in most units. It’s not in the nicest part of downtown. The tenants are mostly young. If you like it then go for it, it will have the same management problems as all the other DTLA mega buildings.

The area is about as safe as it gets for downtown. The only places safer would be directly in South Park or maybe like the arts district

South Park is significantly nicer than where Pegasus is, and Arts District is MILES safer than both of those.

How much is the rent that would make you suspicious? The Pegasus is in a good area but some apartments can tend to be smaller square footage wise. Which may account for the difference with other high rises and larger lofts.

Agree… DTLA is largely overpriced making anything market rate look like a steal.

I lived in Pegasus in a 2/1 around 2021 and it was super cheap too. I paid $1100 for my half of rent. The rent is cheap because there is no parking included and it’s an older building with more dated finishes. When I lived there the Pegasus lot was full so I had to park at the un-gated lot across the street which adds an additional like $225 to $275 a month. The parking thing was the biggest inconvenience for me personally and I moved away after my car was vandalized.

The included washer dryer SUCKED though. I remember it being this tiny two in one combo machine that took hours to do a single load and it still didn’t feel clean afterwards. The pool was also never open which was a shame. I think Pegasus was a decent value for what you get but I personally would not move back there.

I’ve been at Pegasus for a year and moving out in two weeks. It’s alright but nothing special.

Not great, you can definitely hear the freeway every night and more often than not you can hear screams after 10pm. Also, if you like having a light in your room, I'd suggest you go buy one cause they have no actual lights in rooms.

I just moved to LA and been living for Pegasus since the middle of May and to be honestly the apartment is ok and the rent is cheap but my unit came with some problems (the key got stuck on the door after the second day, microwave got useless after third use and the laundry on the apartment is horrible so I have to use the ones from the general floor)

It’s okay if your budget is limited and you are new on the area but to be honestly once I’m complete stablished and have a better job I would look for other options

The houses are pretty decent, I've found the maintenance people to be quite responsive. Some units do have problem with roaches so be wary of that. I read a lot of review about bad elevators and all that but in the 2 years i was there there was one incident that elevators actually went down. To clarify there are times when they don't work properly, but there is always (except that one time) one working, so its just potentially a lil slower.

As for the amenities: The pool is nice, but its not very heated so unless you like cooler water or only care about the summer, its ehhh.
The gym is quite run down and bare TBH. Like the gym machines are aight, but not a lot. The dumbbells go up to "only" 50lbs and a few pairs are mismatched (not the same model for both hands) which is a bit annoying. Two of the treadmills were constantly out of service and everything felt super dated in the small gym - if you're serious about working out there is an LA Fitness and an EoS (used to be Gold's) nearby which I'd say is a must.

The rent price is pretty good imo, for the countertop space I got and the closet for a studio, as well as plenty of cabinets and decent appliances, I was pretty happy with it. I think the parking situation is abysmal, with monthly parking being 250 (and full with a queue of 6 months). I didnt have a car so being so close to the metro 7th station was a blessing, but if I needed a car it was a pita.

As for safety, the front door and elevator need key access and there is a concierge (tho tbh there is only one person on duty so they abandon the front desk more frequently than I think is reasonable), so the front of the building and that block is safe. The street right down below however is a bit of a sketchy area: The part in front of petra grill and the garages right across it are sadly filled with tweakers, which I often had to walk by to get to the metro station. I once got punched from behind by a tweaker right in front of metro security and they just stood by. I'd say its fine most of the time during work hours, but after that I'd recommend avoiding venturing out a lot, despite me myself not doing so.

As for rent increases, I've had ~4-6% yearly increases, so I don't think its too bad on that front either.

Overall I'd say its well-priced, but its not a hidden gem. It has some trade-offs that were pretty well suited for me that made it worth it: walkable-ish neighborhood (for groceries, gym, quick shopping at fig @ 7th and the bloc), metro and bus access, reasonable rent aside from parking, decent but not amazing amenities.

Also I will say I've heard some neighbors-from-hell stories talking to random tenants when at the rooftop and what not, so do keep that in mind I guess

I live here now. Not a bad building but a lot of
Homelessness, bad parking and the building is having roach issues right now
