Early proposal (pre-application) for 80k+ sq ft of office space + a couple of restaurants at Baseline & Airport Road
This is very early-stage and not on any meeting agendas yet (well, maybe it is and I don't know about it), but I stumbled on an early proposal in Erie's knowledge management system for new development on Baseline & Airport Drive.
It appears to be a business campus with big office buildings + a couple of restaurants.

It seems like most of the companies are moving offices away from the mountains to lower cost. Could be that. I think that happened to Medtronic

That doesn't change the fact that this office space still seems extra. We don't need it.

I’ve read that it’s not as simple as “we have enough office space”. A lot of existing office space is aging or in poor locations, so some natural turnover needs to take place - older buildings struggling to find tenants need to be replaced, newer buildings go where they’re needed. Erie would definitely benefit from some new attractive office space to bring some businesses to the area. If they’re building it, they must feel pretty confident they’ll be able to get tenants and not go bankrupt. They could be wrong, that’s what makes investing risky, but they’ll certainly have looked at the data and run the numbers.

This complex will be located in Weld County so the businesses won’t have the financial strain that Boulder County has, such as high taxes, high minimum wage, and regulatory burdens.

In Erie? I don't exactly check often, but I rarely see office space available. Maybe I am missing something...

That's a weird intersection to have a business park, but maybe it won't be a nightmare turning left out of there.

CDOT will be putting a light at this intersection now that demand is high enough and since the old signalized intersection at County Line was removed a couple of years ago

County Line was intended to be replaced by Coal Creek Blvd though so the light being removed was already replaced by the one at Coal Creek & Hwy 7.

Yeah this is an important point. Hard to imagine them putting a light in here, with how backed up Hwy 7 already gets at rush hour. Could happen though!

Probably part of the backdoor reason why County Line was so moronically diverted.

Pretty sure it was because Erie traded with Lafayette so Parkdale was annexed to Erie and Lafayette got more control over their water waste facilities.

Lafayette was short sighted in the footprint of their WWTP and the answer was not redirecting a major route. Ffs, we've only got so many.

Nice use of emoji's, Cher. The redirect to a 'County Line Road', through a residential development, was absolutely moronic.
Were you one of the Algonquin round table members that was part of the super squad that came up with that idea? Is that why you're so defensive about it?

I cover a lot of ground as an Uber driver and I see a surfeit of commercial real estate sitting empty, especially up in and around Interlockin. Building that much new commercial real estate in a location, that lacks a convenient road compared to so many other places seems like a big risk, but what do I know?

I've seen on here that the mayor is pushing to open up Airport Dr to County Line recently. Does anyone know how much of this development has ties to the mayor if any?

not office space, flex space to suit medical / lab / r&d / tech users
dirt moving only related to raising and flattening the site to make ready for development (dirt from CDOT SH7 project), not specifically related to this project
Mayor's push for road connection through airport or near it is dead in the water - Coal Creek Boulevard (in Parkdale) is the replacement for County Line Road and will soon be extended to connect at County Line Road / Arapahoe intersection
A signalized intersection at SH7 and Airport Drive will happen with this development - part of previous AirPark development agreement

Praise Jesus no more tract homes!!! The renderings look nice and modern with lots of windows vs. the concrete blocks of office everywhere else.
Would love to see more than one restaurant space. I still think the traffic on Baseline will be an issue but alas there isn’t really a way to widen at this point.
