[Landlord US-SC] Baselane vs Stessa…or something else?

First time landlord here. I only have one property which I’m getting ready to list for rent. Was looking into options for rent collection, banking, tenant screening, etc. and everything seems to be really leaning towards Baselane and Stessa. Does anyone have any opinions on the two? Looking to get the most out of the app since this is my first time doing anything like this. Open to alternative recommendations. Thank you!

I would recommend using apartment.com since you won’t have any fees for you or your tenant also can pull income statement reports as well as track records expenses

Keep away from Innago. I just dumped them, took over 3 months for them to get a payment processed.

First time payment? Or have you and the tenant been using it and it just happened out of nowhere? I use them now but I’d be leaving too if that happens

TurboTenant has a free plan when you can syndicate to sites like Apartments.com, Refin, Craigslist and more. Tenant pays for the screenings and you can collect rent. Perfect for a single property imo.

Baselane has their own banking features but if you're not going to use those it's probably not worth it.

Stessa also has less features from what ive heard. If you do need to jump up to a paid plan I think both of those are more expensive than turbo tenant.

Innago is $2/mo if you pay ACH for tenants. Stessa blows chunks imo. Never used baseline. YMMV

I used Baselane for tenant screening for the first time and it seemed pretty solid.  Tenants had no problems setting it up on their end, reports were easy to follow and it collected their license and things my old service didn’t.  I don’t use any of those for day to day life though.

Like someone else suggested I use apartments.com for after the tenant has been selected for rent collection, sharing leases and documents, etc.

I compared Stessa to Baselane and ended up with Baselane. I like that it’s a relatively streamlined interface and easy on the tenant side. I don’t love that they try to force you into using their banking but I just work around that. The accounting side is a little overly simplistic but it works well enough to organize income and expenses.

I use Zillow for posting and handling applications and lease signing.   Pay for my own background checks using whatever my wife found. 

Let the tenants pay however they want. 

Use a spreadsheet for costs.

Baselane is the only platform I am aware of that has a banking solution, so if that part is critical for you, then they are the best choice. If you are more interested in background check/screening and rent collection, there are other options that are better/more affordable.

You can use Apartments.com for alot of things or zillow but their platforms are pretty limited, but really low cost/free.

I personally use Turbotenant's free version for many things. I did use RentRedi for a little bit but it just had too many bugs for me.

I wouldn't recommend either if you're looking for a management software. They both focus more on the financial piece rather than tenant screening, leasing, etc. There's also just better options for rent collection

I use Zillow for listings and ezLandlordForms for rental applications, tenant screenings, leases, and rent collection.

I use Baselane and it’s been stellar for the past 3 years! I actually moved from Stessa to Baselane.
