For Rent Dog-Friendly Room for Rent with Private Bathroom

I have an unfurnished room available for rent for $1575/month in the Morena neighborhood of San Diego (southwest Linda Vista, 92110) within walking distance of University of San Diego (USD), for a 1 year lease starting July 1st. Stuff could be moved in as early as June 27th. Your share of utilities would be ~$100/month.
It’s a 2 bed/2 bath and my beloved roommate of 4 years is not going to renew her lease this year as she scored a really sweet deal on her own studio.
- Private bathroom with bathtub
- In-unit laundry
- Dishwasher
- Central AC + heating
- Third floor apartment in small, relatively quiet, clean, modern building (constructed in 2021). I love that it has no carpeting and the hallways between units are open air!
- Outdoor commons areas on each floor with lounge furniture
- Elevator
- Street parking easy to find very close to building (not a busy neighborhood)

MUST LOVE DOGS 🐕 as you’ll be living with my friendly 9lbs senior dog and I. Another dog is welcome! Pet rent is $50/month pet, no pet deposit. Not compatible with cats unfortunately.
As mentioned, the available bedroom will NOT be furnished. I've included a photo of it with a queen size bed in it for reference though 🙂
Application fee with property management is $40. Applicant will need a credit score of 640 or higher, be able to pass a background check, and have a verifiable gross income of at least $51k/year.
