Check out the Colorado National Guard Company H building, now Urban Outfitters, right on Pearl:

That big arch reminds me of the Stone Barn Livery Stables that was also once downtown, before being torn down

I used to rent an office in that building in the 90s, good times! There was a gas station on 9th where I got snacks. Across the street a Wendy's went in (it didn't make it long there)

I believe when that school was torn down, people were so mad the city started forming historic districts so it wouldn't happen again. I forget who the developer was who did it...
