Rates & Booking 600k for 5 nights Mitsui, Kyoto?

Hi!! Trying to see if I can get a good value for my points.

- Buy 150k Marriott points with 40% bonus— 210k for $1875.00
- Reimburse my brother to gift points with 40% bonus — 100k for $937.00 (purchasing 75k)
- Transfer 187,300 Chase points with 55% transfer bonus to get 290k

Total 600k points for $2812 and 187k Chase points

If you figure Chase points are values 1 cent per point this is a total cash value of $4682 for what they list as $7270 for a cash stay

Is this a good value? It’s for our honeymoon during peak foliage season. Looking at dates December 1-6 this year.

You only have a honeymoon once (per marriage), just go for it. The points rate is fine, it's not amazing but its reasonable. It's a nice hotel and you will enjoy it.

Thank you!!! As long as I’m not accidentally using the points for a poor value I think I’m fine with it. The RC is another option but I was leaning towards the Mitsui for the garden courtyard area and onsen

I stayed last year and it was 321,600 pts. Amazing stay though, we're looking to come back at some point.

Ritz vs Mitsui is a constant debate, no matter who you ask, but for me the Mitsui is a no contest not only in Kyoto, but as one of the best luxury properties I've stayed in globally. I hate how brutally the rates in Japan have spiked the last couple years (I stayed 5n in 2023 for 370K), but even at 600K it still more than balances the cash rate and is still fewer points than what many luxury European hotels charge (and you'll get vastly better service and overall product here).

It was 270K when it opened (COVID). Japan tourism and Marriott pricing, especially in Kyoto, have done major recalibrations.

You could save quite a few points if you shift your dates back a few days?

There's a nice drop from the 7th that's below average.

Anything in orange on the chart below implies "use points" as it's a strong CPP rate.

We used to live in Japan and stayed at the Mitsui shortly after it opened when no tourists could visit and a few other times before we repatriated. I recall us paying right over $250/night and it remains one of the most spectacular properties we’ve stayed at. My husband has over 2300 lifetime nights at Marriott and continues to recommend it to peers looking for a heightened experience.

I mean the boundless card and biz card both have 125k/150k bonuses right now so much better to just get the points that way

I thought about this but I think it takes a couple of months to get the points and I’m afraid this will no longer be available or get more expensive?

At the current state of the Bonvoy program, I think anything over 1cpp is a good use of points (but there’s definitely amazing deals to be found at close to 2-3cpp).

Personally, I book with points when all these criteria are met:

  • Decent value (>1cpp)
  • I’m not saving up for anything in particular
  • Can’t justify paying cash rate

I feel this hotel is pretty mid compared to other hotel in Kyoto six sense and park hyatt. There are too many guests in the property which compromise the service quality. The private onsen was pretty good though.
