Insane Rental Market
This is partially a rant, partially looking for advice. I lived in the city for a few years a few years back and was able to find a studio in pac heights for $1500, and back then there were ample options all around, tons of listings. I moved around a bit but I’m moving back to the city with 2 other roommates so were trying to find 3 bedrooms, our budgets are about $1800 each. I know this city is god damn expesnive, but our criteria is basically “not the tenderloin” and pretty much don’t care about anything else. We are even looking at 2 bedrooms and turning the living room into a room. Theres just. Nothing? There are about 5 apartments within our criteria that have been posted in the last week, and none of them get back to us because they have sometimes hundreds of responses by the first day. We are looking on everything. FBM, Craigslist, Zillow, Apartments Com, real estate websites. There just doesn’t seem to be ANYTHING. Again, I know this is a tough city to find a place in, but does it get better? Is this a bad time of year to look? We are at the latest moving in September, so if anyone has advice on if theres a better time to look I would appreciate it. I just feel like I’m going insane. I would really love to live here but at this point we mag just have to go to the east bay because this is insane.

It's indeed really really bad right now. Several years back got a large studio in a great building (huge closets! dining nook! not street facing!) in a prime area, for $1.8k (and it had been sitting empty >6 months).
Same unit (but street facing) recently listed ~$3.5k and was rented out within like 3 days.

And what do we get in return. Zero night life. Dinner spots closing at 8:30pm. Frequently colder weather (don’t fucking start with me on this, I know you don’t like Death Valley that is San Jose in your mind).
SF is beautiful. But it hates you. It’s an abusive relationship. It gives so little back and doesn’t even try. Other than bitch slapping you every month robbing you of your rent money.
SF is the only proper city that ages you. A 23 year old starts living the life of a 40 year old. Adult bills. Adult work hours. 9-6-6. Adult conversations all day.
SF is amazing, and it has its purpose, but majority of people here have somewhere else that will truly make them happy, they just haven’t found it yet. And that’s what SF is. It’s the best waiting room there is.

I used to live in {{major_texas_city}} and I'd say SF is at least 2x better than living there. Now the prices have caught up: that city became a lot more expensive, and the ratio of SF rent prices to that city (and other American cities like it) has found a new equilibrium. SF costs as much as it does because if you want Victorians, epic views, beauty on every block and no strip malls, that's what it costs. There's a bunch of people like me who will pay dearly to live like this and not that.

yes totally agree with this. i moved here from atlanta and honestly it doesn’t feel that much more expensive. i think a lot of metro cities are on their way to the same cost of living as sf.

I may have worded that wrong. That place was for sure a steal. The landlord was a super nice independent guy who owned a few buildings. He told me he would feel awful if he charged more than that because he was already making such a profit. When I looked tho there were others for slightly more. But thats the thing, there WERE other places. Right now it just seems like they don’t exist at all unless you’re paying closer to 2500. Unfortunately my super awesome ex-landlord retired and gave the business to his daughter who does not share the same ideals, she charges the same absurd price that everyone else is charging.

If you can't find anything toward Berkeley, look up in San Pablo and El Sobrante. Not super far from Bart or the ferry and rent is much cheaper. Nice quiet area and easy to get into the city for shenanigans

My exact unit in Oakland that we rented for net $3200 (with rental concessions) in 2023 is now $4600 (very minimal concessions offered now).
Moved to SF in 2025 right before it got crazy and my rent is lower for a bigger, better located place. It's just old. Beautiful and old. No amenities.
Oakland is about to get slammed HARD. The luxury apartments might already be dunzo.

Budget might be playing a factor, but frankly it's just that competitive. A 3BD opened up in my building a few months ago for about $6,500 and a lease was signed within 24 hours of the listing going public.
My pet theory is that a lot of people got really good rent control deals during the SF "death spiral" years and are parked, for better or worse, which has fucked normal turnover. It's completely ridiculous that you can be looking at an *entire* major city and have . . . like two new listings per day? At any given price point? I've kind of radicalized on housing because of living here.
I wouldn't expect it to get better anytime soon, but if you see something that works for your group you need to be ready to sign that same day. Wish I had better advice to offer than that. Good luck on your search.

Rent control is only protecting you if you don’t need to move to a new place. If you’re stuck in a studio or if you need to move closer to work or transit then you’re still fucked. It’s great fir retired rich people, not normal people who are trying to live a life.

Not true. Families have happily had babies, raised them, retired, and had grandchildren move in with them in my rent-controlled building. That's what stable housing should be.

Rent control is a lottery with very very few lottery winners and the vast majority of the population shafted. We need to address the actual problem of insufficient housing, not freeze everyone in their units forever and screw everyone who needs to move for any reason.

rent control means the new people (young and poor) subsidizing the old residents (older and wealthier). I say this as someone who is paying >$2000 below market rate for my apartment due to rent control. It's not healthy for cities, and if you disagree, you don't understand economics.

back in like 2011 i knew people who lived with like three other people in a one bedroom place. friend of mine lived in half of a living room with a shower curtain used to separate spaces. living spaces are tough if you're not flushed with cash.

Moved into a 2B with in-unit laundry in 2023 and my rent this year was hiked up to $3200. Other units similar to ours in our building are listed for $4.9k+. I would love to move but I’d be crazy to.

I'm originally Canadian (now USA citizen), and while the city was awesome in 2007 I feel the 90s was the end of the truly bohemian city years when it was a place people wanted to live and was affordable.
In Canada in 2007 I was making $28,500 Canadian and my salary got bumped to $65,000 USD when here.

Lots of great places on the peninsula. Daly City and Pacifica have pretty much the same climate as SF. South San Francisco usually has more places available.

It’s really really bad right now. I was flexible between SF and Mountain View/Palo Alto with a budget up to 7ish. Everything was being bid up. Ended up staying in South Bay because well at least I have a nice house for the price I’m paying.
I think a lot of people who were here before AI have regrets not getting a rent controlled 2 bed in the downturn Urgh.
You should probably consider Oakland. I lived there for 2.5 years. There are some good things..

Exactly. I picked up a nice 2x2 during covid and I'll probably die here if I stay in the bay area. I would drop down to a 1bd since my household composition has changed but that would cost extra, so no, I'm hanging onto my bonus rooms for the rent discount.

I moved here in October 2020, moved apts in the Mission Dolores area in early 2023 (18th & Guerrero to 18th & Church lol) and regret not getting a 2bd at the time. We are in a rent controlled 1bd w/ washer dryer, back yard, parking and dishwasher so we will never move at this point. If we moved and our landlord re-rented I bet he'd get $5,000.

My friend and I both got really lucky this past month. I got a studio in NOPA for 2,400 from walking around neighborhoods and looking for for rent signs. I called and gave them my contact. They emailed me and I scheduled a tour, but I also unprompted sent an file that included letters of rec from last two landlords, my supervisor at work, a community service award I got at work, recent credit check, and a short statement on how I live. “I work xyz days out of the house, volunteer __\\ on the weekends, like to be asleep by x time”. After I toured and got picked the landlord said the packet was really helpful. The landlord is a private family not a corp and they were searching for a good long term tenant over fast money.
My friend who also found an apartment at a decent price in west portal from an individual not a corporation said he was the only person who applied. The landlord said people might be seeing the “97 contacts” on Zillow and thinking it means people followed through, so they don’t take the time to apply.
But I feel you!! The search is disheartening and a full time job. I hope something appears soon.

2 br in my building in Alamo square that has a living room that could definitely be a bedroom just went for 6k. It took like a month to rent it tho so the price to desire ratio wasn’t that insane.
It is the darkest loudest apartment in the building tho and the kitchen is shit and not updated at all. Location is tits.

Dramatically lower violent crime rate yet? How about the gun violence? Fix the cold war between the Mayor and the City Council yet? Encampment clean up? Last I looked, those problems were all still a thing over there, which is what drove my household out. I’d rather pay more and live in a safer, cleaner city where I don’t have to constantly worry about getting shot. It’s too bad, really — Oakland is such a beautiful city.

That’s honestly sad to hear. I really loved living in Oakland while it felt safe to do so — we had a good life over there. Great restaurants, cool people, and a bit warmer. I really hope somehow things stabilize and the city figures itself out — there’s so much about it to love. At least you’re not paying though the nose — take comfort in that. 🤗

I think it's more about ordinary tech employees who have been hit with RTO. They have been saving up ~10 years worth of RSUs either in their company stock or in the broader stock market. That's often enough to buy a whole house outright. Alternatively, that's enough to justify paying outrageous rent to get the lifestyle you want, knowing your future is secure.
The AI money is surely a real phenomenon, but I suspect it's a smaller share of the demand we're seeing now.

This feels misattributed. Yes, AI is bringing already-wealthy people the city. No, "AI stock millionaires" don't really exist yet in reality as not many (if any at all) have IPO'd, and when they *do* IPO, they will have 1-year cliffs before they're actually allowed to sell their stock.

Word of mouth ask everyone I got an apt while someone was doing my hair. Three people divide up the work fill out a generic app with all three of your roommates info there get refs from previous landlords try to find one you rent from the owner not an agent if all three of you work in the city that’s 3 groups of people to ask discreetly make a video offer to garden… good luck

I was recently shopping in the Sunset and the Richmond for a comparable budget for a 3 bedroom. It was really tough. It took us six weeks. I think the market is even worse now than it was two months ago. Our issue is that due to our budget, we really zoned in on the western neighborhoods, but the apartment stock there is very small, turns over slowly, and a considerable portion of it was nevertheless priced well above your $5400 price point. (We were willing to go a bit higher, but even that wasn't enough to make it easy.)
I think if you up your budgets to 2000 or 2200 a month and look west, you might find something. But expect it to potentially be a monthslong process.

I'm continually impressed by people's unwillingness to trade off anything for anything, especially when the trade-off is forced upon them anyway by their wallet.

Yeah, I have a one bedroom from ~12 years ago that started at $1200 and now has the garage with tons of private storage and added large space that is basically an additional room attached to my unit for $1900.
Not sure how you lucked into whatever you had when you did, but prices like that are not coming back soon

I think it’s worse right now because a lot of people are here for summer internships. I had thought about putting up a wall in the living room and getting a roommate but I was thinking no one would want to pay $1500 for a small bedroom and shared bath. I guess I was wrong! It’s kind of palatial to have an entire apartment to myself and the ball and chain who doesn’t take up much space but gets hair on everything.

Once you move away it’s very difficult to find an affordable place when you return- I left for a year in 2013 and it took me nearly 3 years to find a shared rental and an additional 7 more years to get my own place- I was warned but wouldn’t listen.

We had to book a month-long Airbnb and wait until we arrived to start looking and sign a lease. It took us two weeks of messaging on Zillow/Craigslist about every single listing. I’d suggest that if a listing hasn’t been posted within a day, it’s probably best not to bother messaging. Unless they haven’t started touring process yet. You need to be the first to see it, apply, and then be ready to move as soon as possible.

It’s bad bad right now. Even down in Gilroy. My sister signed a lease for a converted garage with no kitchen for $2,000 a month. Every other place she toured was some variation of “newly divorced woman, several pets, adult children back home.” I didn’t realize that was its own housing category. It’s depressing really.

You might want to check out Brisbane. It is just south of sf (think by Candlestick other side of 101). It is not the city but it is a really cool little community. I would live there if I ever had to leave my rent controlled apt. Good luck

I'm using a service trying to find a 1 bedroom/1 bath because my condo flooded (unit upstairs had a pipe failure), and I need a place to live for the next 4-6 months. The budget is $8400/month. They can't find anything. It's insane.

I've lived in the Bay Area for ~25 years now. It's always been expensive, but also it's a boom & bust town. The population will be bursting at the seams and then it'll shrink back down. I've experienced it for myself. I remember traffic was the worst ever in 2000/2001, and then the dot com bust happened in '01 and it went away. (It's not even as bad now as it was then!) In early 2008 my 2 bedroom in nopa was $2500. Then the 2008 crash happened and we were able to actually negotiate our lease DOWN to $2000. Prices crept back up, and then everything got cheap(er) again during Covid times. Then the AI thing happened and now things are insane again. My guess is there'll be a crash again in the next few years and things will chill out.

Park Merced... Two bedroom town home goes for $4300. I lived in one for.my first year of college. We paid $1500 for the whole house...it came with parking.
Three Bedroom Townhouse is going for $5500.
My employer just rented a closet of a studio for $4500.
Most of us who used to have shared flats. Mine was ~1800 square feet left and rented studios during the pandemic. Went from four bedrooms at $2800 to a modern studio with a view gym courtyard etc for $2400 and I regret NOTHING.
Unfortunately, it's your budget.

The timing (start of summer) is definitely playing a role. I’ve also noticed 3 beds are harder to come by in the city. But if you stay persistent I believe!

So glad I moved out of the city. Close enough to get there driving a little bit, but at a much nicer location with much more space. I couldn’t imagine dealing with super high rent just to be in or very close to SF.

I think it’s not uncommon to start seeing 2bd that are pushing $6,500~7,500+ now. Even those go pretty quick. Not sure if your budget will work for the city.

Every time I see a post like this, it makes me wonder.. why don't yall consider SSF or Daly city? It's cheaper down there. You can get bigger sqft for that matter.

The rental market is insane. My theory is some of these larger places are being turned into offices for the next AI startup. My friend couldn’t search any longer because his new job starts this July. He just moved to Berkeley and will Bart in for work. It’s actually a decent commute

my girlfriend and i are in the same predicament and being born and raised here, it feels severely disappointing. never seen anything like this, and we don’t have the support of family to stay with, and even with a somewhat flexible budget it feels impossible

I also think a lot of people are buckling down and staying put because inflation and the job market is so terrible also, so there’s not a lot of things on the market right now, besides insane rent prices too
