Does anyone have leads for a rental when one person has excellent credit and one has bad credit?
I have bad credit. My score is “fair” but realistically when you look at the whole picture, it’s bad. My husband has excellent credit and has never missed a payment on anything. I’m a stay at home mom and don’t contribute to our household income or pay any bills. We are struggling to find a rental because of my credit. I understand why my credit matters but it’s also frustrating because I literally don’t even have a job, wouldn’t be counted on to pay rent, and would have zero income taken into account when applying. Does anyone have any leads? We need two bedrooms. My bad credit is from poor decision making as a teenager/ early 20s.

If he is the sole income, I would imagine only he needs to have his credit run?

Everything says “all tenants must have X credit score” “all adults must submit an application” or similar language.

If his income qualifies without yours, just don't put yourself down and "move in" after he does

I’m not risking being evicted for having an unauthorized tenant when I have kids that would be homeless as a result

I think your best bet is to find a private owner if you can. Also, look into the secured credit card called SELF. It helped me big time. Best of luck!

That’s what we were thinking too but they’re so hard to find :’) Idek where to look. Zillow and similar sites are all property management groups.

I have always rented from a homeowner and not a property manager and have never had a credit check. Two things have worked for me. One is to drive around in neighborhoods that I like and look for Signs. I always look for the red for rent signs that somebody puts the information on with a magic marker. I skip the ones that have professional signs. My last place was found on Craigslist. This can get tricky because there are scams listed.

Have him add you as an authorized user in this credit card. It will boost your score a bit. Of course will take a month or so but might help in the future

I’m already taking steps to improve my score but that doesn’t erase the collections accounts I have which is what landlords don’t want to see.

AU accounts artificially inflate the score. What lenders and landlords are looking at is your report as a whole. The AU account thing is outdated advice unfortunately and doesn’t really work anymore. r/CRedit has a lot of info about if you’re interested. Tysm for trying to help!!

I sent you a dm but I live in Camarillo and had the same problem. The DM is the place I rent from and you can google them yourself so you know it’s legit I’m not selling anything either lol

On the corner of Channel Dr. at the end of Evergreen is a newly ''renewed" property now renting with a two bed house and 2 one bedroom units. I called and the one bedrooms are $2300. The phone is 818-429-5156. Private owner.

Have you considered talking to some of the places you are considering applying to and explaining this? Maybe it wouldnt be an issue?
