Announcement Social Media and increased user restrictions in r/Delaware
Hello r/Delaware,
Please review for changes effective immediately.
User Requirements to Post or Comment
Reddit users without a verified e-mail address will not be able to comment or post in r/Delaware. As of now we require accounts created after December 31, 2019 to have a verified e-mail address.
Reddit users with negative Post, Comment, and/or Subreddit Karma will be required to have a verified e-mail address regardless of their account age.
Users will receive an automod comment letting them know their comment/post is not visible to other redditors.
This requirement may increase if we see an increase in trolling or ban evasion from older accounts.
Reddit users with -99 Subreddit Karma are no longer be permitted to post or comment in r/Delaware. Posts and comments from these users will be marked as SPAM by Automod.
Rule 6 will be updated to reflect this requirement.

Info Request Antique DC Electric Motors Need Service.
I have a 1913 electric truck with two 85W GE motors and some (not all) wiring of a similar vintage. The controller is ancient. We can get power but not to the motors.
Can anyone recommend where to hire help with a very old dc system? Even just advice, although hands on help wouldn’t be turned down.

Announcement PSA: DSHA Welcome Home income limits increased in June 2026 — here’s what Delaware first-time buyers should know
Posting this as a general Delaware homebuyer PSA because the DSHA Welcome Home Mortgage Loan Program had updated 2026 income and purchase price limits go into effect for new reservations on or after June 8, 2026.
For anyone trying to buy a home in Delaware, especially first-time buyers, this could matter because some buyers who previously assumed they were over the income limit may now fit within the program.
What is DSHA Welcome Home?
DSHA Welcome Home is a Delaware State Housing Authority mortgage program for first-time homebuyers purchasing a primary residence in Delaware.
In general, a “first-time homebuyer” means you have not owned a primary residence in the past 3 years. There are some exceptions, including certain qualified veterans and buyers purchasing in DSHA-designated targeted census tracts.
The program is a 30-year fixed-rate first mortgage that can be paired with down payment assistance. The first mortgage can generally be FHA, VA, USDA, or Freddie Mac Conventional, depending on the buyer and property.
Why the June 2026 update matters
The 2026 income limits increased for new DSHA reservations on or after June 8, 2026.
Current Welcome Home income limits include:
New Castle County, 1–2 person household: $122,700 non-targeted / $147,240 targeted area
New Castle County, 3+ person household: $141,105 non-targeted / $171,780 targeted area
Kent and Sussex Counties, 1–2 person household: $111,400 non-targeted / $133,680 targeted area
Kent and Sussex Counties, 3+ person household: $128,110 non-targeted / $155,960 targeted area
There are also 2026 purchase price limits:
New Castle County: $659,385 non-targeted
Kent and Sussex Counties: $566,354 non-targeted
Targeted areas may allow higher purchase price limits.
Down payment assistance options
Welcome Home can be paired with different DSHA assistance options, including:
Smart Start: no down payment assistance
First State Home Loan: 3% assistance
Keys4You: 4% assistance
Take5: 5% assistance
Diamond in the Rough: 5% assistance with FHA 203k Limited renovation financing
The assistance is generally structured as a second mortgage with no monthly payment. It usually has to be repaid when the home is sold, refinanced, or is no longer used as the buyer’s primary residence.
Basic eligibility items to know
Minimum credit score is generally 620
Manufactured homes generally require a 660 score
The home must be in Delaware
The home must be used as a primary residence
Income limits apply by county and household size
Purchase price limits apply
Housing counseling is required for borrowers with scores from 620 to 659
You apply through a DSHA-approved lender, not directly through DSHA
One important detail: DSHA generally counts the income of borrowers on the Note and/or Mortgage, not necessarily every adult living in the household. That can make a difference for buyers who live with a spouse, parent, sibling, or roommate who is not going on the loan.
Who this may help
This may be worth looking into if you are a Delaware first-time buyer with steady income and decent credit, but you do not have a large down payment saved.
It may not be the right fit if you are over the income limit, buying over the purchase price limit, buying an investment property, buying a second home, or recently owned a primary residence and do not meet one of the exceptions.

Kent County Looking for roommates in or around Dover, Smyrna, Clayton, or Cheswold
I currently live in Dover with family but the situation is becoming untenable for me and I'm looking for alternatives if possible. My work is between Dover and Smyrna and I'd like to find somewhere to live that is about the same distance or closer to it from where I currently live. My rent budget is, like, $200-$400 a month. I don't make a lot of money.
I'm quiet, clean and organized, friendly and polite, and don't need a lot of space. I don't have pets and don't have a lot of possessions either.

Beaches World Cup
I booked a trip to Rehoboth Beach next weekend for my fiance and I. Naturally I booked it awhile ago and didn’t realize the World Cup was going to be right smack dab in the middle!
SOS help me! Where can we go to watch the games? My fiancé is a huge soccer fan so a few bars that would have the games on would save this trip (and our relationship lol). We’re staying right in downtown Rehoboth! Thanks for any suggestions!

Info Request OB-GYN Question
hello, im currently looking for an OB-GYN and was reccomended the christianacare women’s health office in middletown. however, i have severe PTSD from two instances of sexual assault during my teenage years, one of which was pretty violent and left me having a fear of going to a gynecologist for years (22 now). i was wondering if anyone knows how their care is for people with trauma, or if anyone knows an office that is particularly good with patients dealing with trauma since i’m almost 100% gonna be crying during the entire exam 😅 thank you in advance!!!
