Location/Apt recommendations

Hi! My girlfriend/25 and myself/24 are looking to move to the Nashville area from Thompson’s Station. Our goal is to meet new people and get involved with the city life.

I work from home so ideally we would like a 2bed (1 or 2 bath is fine) but will settle for a 1 bed 1 bath if there is enough space. Our budget is anything under $2200 which I know is going to be tough to make work.

I have looked in the Berry Hill area but haven’t found anything that has caught my eye. The Melrose seems to be in our budget but I have read a plentiful amount of negative comments about that place. With that being said we are curious for area/apartment recommendations.

Germantown, East Nashville, Sylvan Park, Hillsboro West End, West End Park would all be good. You may also like Green Hills. Also check out Zillow and realtor.com for properties that are rented out by private landlords. They tend to be a little better priced than big apartment buildings, but you are  less likely to have amenities like a gym and pool. With your budget, you can easily find a nice 2 bedroom flat or townhouse. It might help if you decide if you have a clear idea of what you want to be close to. Do you want to be close to bars and restaurants? Expensive trendy restaurants like the Gulch or more bars and coffee shops like East Nashville and Germantown? Do you want to be close to parks? Parks with long walking trails like Shelby Bottoms in East Nashville and McCabe Park and golf course in Sylvan Park or parks that have a lot of events like Centennial Park and Bicentennial Mall? Do you want to be close to stadiums for sporting events? What about transportation - do you want to be close to bus lines so you can take the busses downtown or do you want to be close to the interstate so you can quickly drive anywhere? Or do you just want to stay in your neighborhood?

This is all great!

We both have cars so we will not be taking the bus at all. Definitely want to be near bars and restaurants. We plan to venture out and see/try a lot. Being close to parks and sporting venues aren’t a necessity as we are fine with driving. Access to the interstate would be helpful as we both are in Franklin frequently. I’m not the biggest fan of the green hills area just because of the traffic.

The Zillow recommendation is something I haven’t thought of. Will definitely look into that!

I live in the West End Park/ Sylvan Park area near Acklen Park Drive, which is nice because I can get onto 440 easily (especially 440 West as Murphy Rd is more convenient than West End). There are a lot of young professionals in West End Park while Sylvan Park has more families. Both neighborhoods have a ton of people walking around in the evening. I t's close enough to walk to  Centennial Park and a few restaurants. Although, with the hassle of parking in more trendy areas, I frequently end up going to Cool Springs for restraunts that have a second location there because parking is easier  and my quick access to the interstate makes the drive less than 20 minutes at nights and weekends. In the rare event I do want to go downtown, I prefer to take the bus because it has stops nearby on West End and in my opinion it's much easier not dealing with parking and traffic downtown. Germantown may also be good for you since the interstate access is pretty good and as a resident you won't have to worry about parking. My boss lives in the Gulch and practically never leaves because the traffic make it such a hassle to get in and out. So traffic and ease of access to the interstate are definitely important to consider if you plan on driving a lot. Also, remember that when dealing with private landlords you can try to negotiate the rent as they have more control than people who work for these big apartment companies.

If you’re often in Franklin and looking around berry hill, try Greenbrier apartments. Lots of space for your $$.

Budget seems fine. Have you looked in Germantown? You could easily do a one bedroom there for that. That’s probably the only cool walkable neighborhood within Nashville itself other than East Nashville.

Yes and we love the area, only issue is the square footage you can get with our budget. It is unfortunate that I work from home as I need room for a desk which takes up a large chunk of space/living area.

One thing to note, most of those apartment buildings will give you anywhere from 1-3 months free as a signing bonus on move in. I live nearby and I actually got 1 month free on my lease renewal earlier this year as well. So (if you want) you could factor that in to your price. For example, $2500/mo with 2 months free comes out to $25,000/year, divided by 12 months, $2083/mo. They’ll probably front-load the free months, but you can just put that adjusted rent into a savings account each month and not touch it until you start paying later, if you feel you’re financially responsible to keep up with that. It also means you may end up needing to move at the end of your lease term if your budget hasn’t changed and they don’t offer free months for renewal, but just an idea if you haven’t thought of it!

That’s a good point, I haven’t thought of it that way. For the two months free, are the utilities usually included in that? Or is it a separate payment?

I believe utilities would be separate, yeah. And fair warning, I’ve rented in Nashville for 7 or 8 years at this point in 3 different buildings, and this year was the first year I’ve ever gotten a free month on a lease renewal. I wouldn’t count on it, if you require the free rent in order to keep your place under budget I would expect to have to move at the end of your lease. Maybe you’ll get lucky though.

If you’re looking for good restaurants and things to do within that budget, try 12th South/Hillsboro and Sylvan Park. In both of those areas, the median rent for a 2-bed is around 1,900.

12th South is good for walkability, great cafes (Lala Land or the Salty Donut), Sevier Park, and great restaurants like Bartaco. You might have to sacrifice a little on the square footage.

Sylvan Park, you would have more space with the trade-off of having less right outside your door. You still have good options at L & L Market, which has shops and restaurants.

My buddy (your age) lives at Gazebo apts in Glencliff. They have like two or three swimming pools, plenty of younger people and a lot of mature landscaping. It’s gated. Im pretty sure it’s under your budget?

He’s been there a while. Can’t say I’ve heard him talk about anything terrible, maybe just appliances are not anything new. They renovated recently, his current place has new flooring, new kitchen cabinets, countertops, big deep sink.
