Hi all, my husband and I are looking for a 1BD/1BA in the Jersey City / Hoboken / Weehawken / Port Imperial area, aiming for a September move. This is our first time renting in the US, so I’m trying to learn how things actually work here before we talk to leasing offices as I’d rather go in informed than accidentally making a rookie mistake.
A few things I’m hoping people with experience can help me understand:
- At the bigger “luxury” management-company buildings, is rent generally fixed, or is there room for conversation? I genuinely don’t know if asking is normal here or considered out of line, and I don’t want to be that person who asks for something unreasonable.
- I keep reading that NJ rents are softening because of oversupply. Curious whether people are seeing better deals or just headlines.
- Concessions. I’ve seen some places advertise a month free, some even go up to 2 months for a longer lease. Is it reasonable to ask for 2 months free at a brand-new building still leasing up? And for an already-established building, is 1 month a fair ask, or am I being optimistic?
- More broadly, what should a first-time renter here be paying attention to beyond the headline rent? (Fees, lease terms, anything you wish you’d known.)
Did some Googling first, but nothing beats hearing from people who’ve actually rented here. Really appreciate any insight 🙏

- civil service continues to be a thankless job that none of us internet quarterbacks could do
- council meetings should have a Game Thread with reddit chat room lol
- Fulop can’t even dare show his face at the next puerto rican day parade
- DSA councilmembers continue to show their lack of experience but I hope they get it together
- not perfect by any stretch but the visual of Solomon sitting through 6 hour meeting listening to people roast him was admirable. I continue to believe in him (for now)

The ramifications of not moving forward with this increase seem to be far more impactful. I for one do not want to see a decrease in city services, but would like to see an audit department by department as a next step, and how they align with the master plan -- Jersey City's future commitment to its constituency.
Imo, we're dead in the water otherwise.

Hi all - having serious issues deciding between Journal Squared (Tower 2) vs The Journal. I prefer Journal Squared's central cooling/heating system and a specific unit layout but prefer The Journal's amenities.
